Derby Bathroom Designer Boosts House Values With Bespoke 'Pamper Zones'

In the wake of a widely reported surge in post-lockdown house sales, a thriving Derby-based bathroom designer has revealed how a new bathroom has become one of the most valuable investments you can make.  


Kirsty Cooke (32), who co-owns The Bathroom & Tile Boutique in Liversage Road with husband Ben, says that, while people have traditionally looked to increase the value of their homes with loft conversions, conservatories and kitchens, bathrooms now have the potential to generate a better return on investment than ever before. 
 
She said: “There’s no doubt that people still tend to spend less time in the bathroom than any other room in the house. But both the personal and financial value of that time has changed beyond all recognition over the past decade or so.
 
“While once, the bathroom was a very simplistic zone, optimised for efficiency of space and function, it has been transformed into a vital sanctuary from the pressures of everyday life.”



 
Kirsty’s findings are robustly supported by industry studies. According to Direct Line Home Insurance, an additional bathroom can now increase the value of a house by between 3% and 6% - and in the more sought after parts of the country, that can often translate into price increases well in excess of £50,000. 
 
Whether people choose to upgrade the bathrooms they already have or to increase the market appeal of large, multi-bedroom houses with extra ensuites, the financial benefits are of course very welcome. But for Kirsty, those financial benefits remain very keenly tied to the upgrade in lifestyle that a properly designed bathroom can bring.
 
Kirsty added: “People now recognise the need for a private space, for a slower pace and for a more holistic and active approach to personal wellbeing – and from a designer’s perspective, that’s a deeply satisfying trend.
