Expectations Sky-High for £34 Million Amber Valley Development

A Nottingham property developer has begun work on a 148-home development in the grounds of the former Stephensons factory in the Amber Valley district of Derbyshire.

After a long and detailed planning process, Peter James Homes is now on site at the 22-acre ‘Woodland Heights' development in Bullbridge near Crich and managing director, Simon Gardiner, is excited about the lifestyle it will enable him to create.

He said: “The sheer topography of the site’s pretty hillside setting has certainly presented some technical challenges but it will also enable us to make Woodland Heights something truly special.

“We’ve already begun making better sense of the site with a succession of plateaus and retaining walls - and as the project gathers pace, not only will that help add individuality and interest to the layout but it will also help us make the most of the lovely views across the valley.”

The 148-home Woodland Heights development will consist of 2, 3, 4 and 5 bedroom houses, ranging from £190,000 to £500,000. A mix of materials and construction types will also be used to help create a friendly and accessible ‘village’ feel. 

Simon added: “In addition to a variety of sizes, styles and shapes of house, we’re using a mix of building materials and finishes. We’re using stone for some and brick for others, as well as a combination of render and brick, to help give it an authentic Derbyshire feel.”

With the rivers Amber and Derwent on its doorstep and its verdant woodland setting amongst some of Derbyshire’s finest countryside, it is clear that Woodland Heights will appeal to outdoor lovers, mountain bikers and walkers.

However, it is also within striking distance of some key regional towns and cities, like Derby, Belper, Matlock and Nottingham and, according to Simon, that will make it as attractive to city professionals as to first-time buyers and young families.

He said: “This is no everyday housing estate. With its vertical elevation, its riverside walks, its interesting house styles and its amazing countryside views, it will be a really rewarding place to call home.”
